Pre-Purchase Property Reports for a Purchaser, you will provide details on the condition of the property, ensuring you are aware of major issues in order to make an informed decision as to whether to proceed with your purchase and/or negotiate an appropriate price.

  • Building Reports

    Our Building Inspection Reports are carried out in accordance with Australian Standards 4349.1-2007.

    The inspector will access the roof void, the sub-floor as well as the entire building externally and internally to report on such defects as:

    • Rising damp. (All inspectors carry moisture meters)
    • Shower leaks. (The showers are flood tested and the surrounding areas checked for past and present leaks)
    • Timber decay or termite damage.
    • Roof tile condition.
    • Sub-floor ventilation and drainage.

    Our inspectors cover the areas hidden from a purchaser, such as crawl spaces in roof voids and roof tiles.  We will identify defects that should be considered when purchasing a property and offer an independent and comprehensive report on the current condition of the property.

  • Pest & Thermal Reports

    Our Pest Inspection Reports are carried out in accordance with Australian Standards 4349.3.

    The inspector will access the roof void, the sub-floor as well as the entire building externally and internally to report on such defects as:

    • Termite activity past or present.
    • Past termite treatments where evidence or paperwork is provided.
    • Borer damage to dry seasoned timbers.
    • Significant decay.
    • Poor sub-floor ventilation.
    • Recommendations to help prevent future termite attack.

    Thermal image camera inspections can extend the inspection boundaries into the wall frame. Termite activity gives off a large amount of heat and moisture which is detectable on wall surfaces using a thermal camera.  Speak to one of our office staff if you are not sure as to whether you require a standard pest inspection or a thermal pest inspection.

  • Strata Reports

    Our Strata report details the financial state of the body corporate, management matters, past known building problems etc. The strata report will also report on any major works that may have been planned or if any special levies have been placed on the owners.

    A number of important questions are answered such as:

    • Is a special levy payable?
    • Are there major works being planned or currently undertaken?
    • How much are the budgeted levies and when are they due?
    • What are the current funds available in the body corporate accounts?
    • Are there any known defects
    • Is there a current insurance policy and to what value?
    • Is there workers compensation insurance?

    It is recommended that a building inspection and pest inspection be carried out with a Strata inspection, as defects may exist to the building that are not known by the body corporate or the strata manager.
