Childs Property Inspections : Building Inspection Report

We provide Building Reports for both Purchasers and Vendors.  A Childs Property Inspections Building Report will identify significant building defects or problems within a property.  Our reports are carried out in accordance with Australian Standards 4349.1-2007.

If we are completing the Building Report for you as a Purchaser, you will be armed with details on the condition of the property, ensuring you are aware of major issues in order to make an informed decision as to whether to proceed with your purchase and/or negotiate an appropriate price.

If we are completing the Building Report for you as the Vendor, you enter the market aware of your property’s condition and can offer the report for sale to prospective Purchasers via our website giving you a streamlined and accelerated selling process.

Our Building Reports

Our Building Inspection Reports are carried out in accordance with Australian Standards 4349.1-2007.

The inspector will access the roof void, the sub-floor as well as the entire building externally and internally to report on such defects as:

  • Rising damp. (All inspectors carry moisture meters)
  • Shower leaks. (The showers are flood tested and the surrounding areas checked for past and present leaks)
  • Timber decay or termite damage.
  • Roof tile condition.
  • Sub-floor ventilation and drainage.

Our inspectors are highly trained and experienced in identifying defects to a property and inspecting the areas hidden from a purchaser, such as crawl spaces in roof voids and roof tiles.  We will identify defects that should be considered when purchasing a property and offer an independent and comprehensive report on the current condition of the property.
