Childs Property Inspections : Pest and Thermal Pest Inspection Reports

We provide Standard Pest and Thermal Pest Reports for both Purchasers and Vendors.  A Childs Property Inspections Building Report will identify significant building defects or problems within a property.  Our reports are carried out in accordance with Australian Standards 4349.3.

If we are completing the Pest Report for you as a Purchaser, you will be armed with details on the condition of the property, ensuring you are aware of major issues in order to make an informed decision as to whether to proceed with your purchase and/or negotiate an appropriate price.

If we are completing the Pest Report for you as the Vendor, you enter the market aware of your property’s condition and can offer the report for sale to prospective Purchasers via our website giving you a streamlined and accelerated selling process.

Our Pest/Thermal Pest Inspections

Our Pest Inspection Reports are carried out in accordance with Australian Standards 4349.3.

The inspector will access the roof void, the sub-floor as well as the entire building externally and internally to report on such defects as:

  • Termite activity past or present.
  • Past termite treatments where evidence or paperwork is provided.
  • Borer damage to dry seasoned timbers.
  • Significant decay.
  • Poor sub-floor ventilation.
  • Recommendations to help prevent future termite attack.

With standard pest inspections, reporting is restricted to those areas visible with the naked eye. Unfortunately most termite activity is hidden in wall cavities and is often undetected until termites reach the roof void, particularly if the structure is on a concrete slab footing. By the time termites reach the roof void they have usually caused considerable damage to the wall framing timbers on the way up.

Thermal image camera inspections can extend the inspection boundaries into the wall frame. Termite activity gives off a large amount of heat and moisture which is detectable on wall surfaces using a thermal camera.  Speak to one of our office staff if you are not sure as to whether you require a standard pest inspection or a thermal pest inspection.
